  1. Categories of Data Processed
    While browsing or using the website www.lakesideimmobiliare.com, the following categories of data may be processed:

a) Data voluntarily provided by the user

- First and last name
- Email address
- Telephone number

- Other data entered in contact forms
- Data provided for newsletter subscription
- Provision of such data is voluntary but necessary in order to respond to requests.

C) Technical management and website security

Technical maintenance, fraud prevention, and legal protection.
Legal basis: Art. 6(1)(f) GDPR (legitimate interest of the Controller).

D) Compliance with legal obligations

Tax, administrative or legal obligations.
Legal basis: Art. 6(1)(c) GDPR.

    Processing is carried out using electronic and paper-based tools in compliance with the principles of:

    - lawfulness
    - fairness
    - transparency
    - data minimization
    - storage limitation
    - integrity and confidentiality
    - Appropriate technical and organizational measures are adopted to protect data against unauthorized access, loss, or destruction.

  2. Disclosure of Data

    Data may be disclosed to:

    - All such parties act as Data Processors pursuant to Article 28 GDPR or as authorized

    Data are mainly processed within the European Union.
    Lakeside uses Google Analytics, a service provided by Google LLC.
    If data are transferred to countries outside the EEA, such transfers will take place in compliance with Articles 44 et seq. GDPR, by means of:

    - other adequate safeguards provided by applicable legislation

    - for newsletter: until withdrawal of consent
    - for legal obligations: in accordance with applicable law
    - for legal defense purposes: until the expiration of statutory limitation periods
    - At the end of the retention period, data will be deleted or anonymized.

  1. Prohibition of Reproduction and Unauthorized Use
    Without prior written authorization from the Controller, it is strictly prohibited to:

- distribute

- modify
- transmit
- commercially use
- disseminate on third-party websites
- publish on real estate portals
- share on social media
- use by other real estate agencies or consultants or companies (Italian or foreign)
- remove or alter watermarks or identifying marks

even partially, of any images or other content of the website.

  1. Unauthorized Use by Third Parties
    Unauthorized use of photographs or content constitutes copyright infringement and may result in:

- immediate removal requests
- claims for material and non-material damages
- claims for compensation for unlawful commercial use
- reporting to digital platforms pursuant to copyright regulations
- civil legal action and, where applicable, criminal proceedings

Lakeside reserves the right to take legal action before any competent court, including at international level.

  1. Protection on Social Media Platforms
    It is prohibited to use, republish or share photographs or materials from the website on:

- Facebook
- Instagram
- LinkedIn
- TikTok
- YouTube
- other social media
- real estate marketplaces
- foreign or italian websites

without written authorization.
Sharing links to the website is permitted, provided that no downloading or republication of content occurs.

  1. Protection of Property Images
    Property photographs are created by appointed photographers or authorized personnel and constitute protected works.
    The presence of a property online on other portals does not authorize third parties to reuse the photographic material.

  2. Monitoring and Active Protection
    Lakeside reserves the right to constantly monitor the online use of its images through digital search and verification tools, including with reference to:

- international and italian real estate portals
- foreign agencies
- social networks
- marketplaces

Any unauthorized use will be prosecuted.

It is expressly prohibited for third parties, including competing real estate agencies, to reproduce listings or photographs for the purpose of promoting properties without a formal mandate from the property owner and without written authorization from Lakeside Real Estate S.r.l.

Property images published are the exclusive property of Lakeside Real Estate S.r.l. Copying, distribution or use by third parties, including Italian or foreign real estate agencies, without written authorization is prohibited. Unauthorized use will result in claims for damages.
